Something shifted this spring, and most sellers will not fully feel it until the listing next door pulls the attention they thought was theirs. More homes are starting to hit the market, which sounds harmless until buyers suddenly have enough options to slow down, compare harder, and skip anything that feels overpriced, underprepared, or easy to come back to later.

That is the part most homeowners miss. The risk is not that your home will not sell. The risk is that it sells after the moment of maximum leverage has already passed. The sellers who win in this kind of market are usually the ones who move before the shift feels obvious, package the home correctly, and give buyers a reason to act now instead of someday.
