September on the South Shore: Houses Stay Tight, Condos Open Up

September gave us two different markets in one county. Houses kept moving fast and close to asking. Condos slowed down and gave buyers more room to breathe.

Single-family homes are still tight

The median sale price for a single-family home hit $680,000. That is up 2.4% from $664,163 a year ago (MAR, Plymouth County, Sept 2026).

More homes sold, too. There were 427 closed sales, up from 400 (MAR, Plymouth County, Sept 2026).

New listings rose to 567 from 536. Inventory still dipped to 973 from 1,004 (MAR, Plymouth County, Sept 2026). More homes came on, and buyers picked them off almost as fast.

Months of supply fell to 2.6 from 2.8. Cumulative days on market dropped to 42 from 46. Sellers received 98.2% of their original list price, up from 97.5% (MAR, Plymouth County, Sept 2026).

Condos have more supply and more time

The condo median rose to $515,000 from $500,000 (MAR, Plymouth County, Sept 2026). The pace is where things changed.

New condo listings jumped to 155 from 103. Inventory climbed to 293 from 216. Closed sales slipped to 94 from 100 (MAR, Plymouth County, Sept 2026).

That pushed months of supply to 3.4 from 2.7. Cumulative days on market for condos rose to 62 from 55. Sellers still received 98.3% of original list price, close to last year’s 98.1% (MAR, Plymouth County, Sept 2026).

So condos still sell close to their original list price. They just take longer to find the right buyer.

Rates

The 30-year fixed averaged 7.40% (Freddie Mac, week of 10/15/2026). That number drives every monthly payment. Plan your budget around today’s rate.

What this means for you

Buyers

  • Single-family: Homes are selling close to their original list price. Have your loan approval and your top number set before you tour.

  • Condos: You have more choices and more time. Use that time to compare fees, reserves, and condo documents.

  • Rates: Ask your lender for a payment quote at 7.40% (Freddie Mac, week of 10/15/2026). Then you know your real monthly cost.

Sellers

  • Single-family: Sellers got 98.2% of original list price (MAR, Plymouth County, Sept 2026). Homes priced right on day one are getting rewarded. Price close to the recent sales and prep before photos.

  • Condos: You have more competition, with 293 units on the market (MAR, Plymouth County, Sept 2026). Price sharp and show well from the first weekend.

  • Everyone: Know your net proceeds before you pick a price. That number tells you what the move really looks like.

How I work

I keep my business small on purpose. I carry 6 to 8 active listings at a time. I meet with 10 to 15 homeowners a month. I also hold a limited number of strategy conversations each week. That way every client gets my full attention.
