A lot of agents still run the same tired play.

List the home high, put it online, wait for buyers, then blame the price when the phone stays quiet. That is not a strategy. That is hope dressed up as marketing.

Here is what I believe: before we say price is the problem, we need proof that the home was actually exposed to the right buyers, in the right places, with the right follow-up.

That is why I invest in marketing tools most agents skip because they cost extra. To me, that is not an added expense. It is an added perk for my clients.

With my listing package, we push for maximum exposure through priority search placement, follow-up marketing that keeps your home in front of interested buyers, neighborhood and school-page visibility, direct lead capture so inquiries come to me, and premium media like 3D tours and digital floor plans when available.

That matters because interest leads to showings. Showings lead to offers. Strong exposure can create the kind of competitive environment where price, terms, timing, and certainty become deliciously appealing for my sellers.

This is how we separate a pricing problem from a marketing problem.

If the home gets maximum exposure and buyers still do not respond, we have real market feedback. If the home was barely marketed, a price reduction may just be covering up a weak launch.

I run a controlled capacity model.

At any given time, I work with 6 to 8 active listings. No more. Each month, I meet with 10 to 15 homeowners, and only a small group move forward as others go under contract.

I’m not trying to be the busiest agent. I’m focused on getting it right.
