Is Hull Giving Buyers More Room This Fall?
Good morning,
Is Hull giving buyers more room this fall? For condos, yes. For houses, a little, but prices are still going up.

On October 30, there were 29 single-family homes for sale in Hull. At this year's pace, that's about 3.3 months of supply. Condos had 21 for sale, or about 5.6 months. That's a lot more breathing room than the one month we saw in Abington last week.
Your next step
Want to know what your Hull home would sell for right now? I'll put together a home value review for you. No cost and no pressure.

So prices in Hull are up, but homes aren't flying off the market either. Many sellers also came down from their first price. That's a market where smart pricing wins, and buyers get a little more time to think.
Buyer tips
Check the flood zone first. Hull has several FEMA flood zones, including ones for coastal waves. Look up the exact address and get a flood insurance quote before you make an offer.
Plan for trash pickup. Hull has no town trash service and no transfer station. Homeowners hire a private hauler, so add that to your monthly budget.
Know the real monthly cost. Build taxes into your payment, not just the price.
Learn the utilities. Electric comes from the town-owned Hull Municipal Light Plant, water comes from the Weir River Water System, and town sewer serves the whole town.
Think about the commute. There's no train station in town, but the MBTA ferry from Pemberton Point gets to Long Wharf.
Use the extra time well. With more homes to pick from, you may have room to inspect and negotiate. Don't give up your inspection to win.
Seller tips
Your first price matters most. MLS PIN counted 63 price cuts on Hull houses this year, against 148 new listings. Price it right the first time and you skip that step.
Price close to what sold, not what's listed. Houses for sale on October 30 had a median list price of $850,000. Houses that sold this year had a median price of $782,000. Buyers compare both.
Well-priced homes still move. Houses that sold in the 30 days before October 30 took a median of 22 days. If yours sits much longer, the price is usually the reason.
Have your flood details ready. Buyers will ask about the flood zone and what you pay for flood insurance. Having it on day one keeps a deal from stalling.
Selling a condo? Plan for a longer runway. With about 5.6 months of condos for sale, the ones that sell are clean, priced right and easy to show.

I run a controlled capacity model.
At any given time, I work with 6 to 8 active listings. No more. Each month, I meet with 10 to 15 homeowners, and only a small group move forward as others go under contract.
I'm not trying to be the busiest agent. I'm focused on getting it right.
✅Pricing ✅Positioning ✅Negotiation ✅Execution.
Because of that, I only open a limited number of strategy conversations each week.
If you've been thinking about making a move, this is the time to have that conversation.
