Is Abington Still a Seller's Market?

Good morning,

Is Abington still a seller's market? Short answer: yes. On October 25, there were only 10 single-family homes for sale in the whole town.

At the pace homes are selling, that's about one month of supply. A balanced market is usually closer to six. That's why good homes there don't sit.

The numbers

Abington, single-family homes, 2026 so far:

  • Median sale price: $610,000, the same as this time last year

  • Homes sold: 97

  • Median days on market: 21

  • Sellers got a median 99.4% of their original list price

  • Homes for sale on October 25: 10 (about 1.0 month of supply)

Plymouth County, single-family homes, 2026 so far:

  • Median sale price: $685,000, up 5.4% from last year

  • Median days on market: 23

  • Sellers got a median 100% of their original list price

  • Homes for sale on October 25: 953 (about 2.6 months of supply)

So Abington is tighter than the county. Prices held flat, but homes still sold close to list price and fast.

Buyer tips

  • Get your approval done first. With about 10 homes to pick from, you may only get a day or two to decide.

  • Look one town over, too. The county has more choice, with about 2.6 months of supply on October 25. If Abington is thin, ask me about nearby towns.

  • Know the real monthly cost. Abington's tax rate is $12.81 per $1,000 of value for FY2026. Build that into your payment, not just the price.

  • Ask about sewer. Most of Abington is on town sewer, but not every street. Check before you make an offer.

  • Think about the commute. Abington station is on the Kingston Line, about 39 minutes to South Station.

Seller tips

  • Price close to what sold, not what's listed. Homes for sale on October 25 had a median list price of $636,950. Homes that sold this year had a median price of $610,000. Buyers compare both.

  • The first two weeks matter most. The median Abington home sold in 21 days. If yours sits much longer, buyers start to wonder why.

  • Low supply helps, but only if the home is ready. Fix the small stuff and clean before photos. You want buyers to see the best version on day one.

  • Book your final water reading early. The Abington-Rockland Joint Water Works reads the meter for your final bill at the sale. Don't leave it to the last week.
