Fortes Seller’s Minute:
Your Buyer Is Shopping a Payment

Words I Like: Buyers do not reward effort. They reward clarity.

Fortes Seller’s Minute: Your Buyer Is Shopping a Payment

A good home can still go quiet when the monthly payment feels heavy. Sellers read that silence as rejection and start chasing price, but the real problem is usually position. Buyers are comparing your home against every other tab open and asking one question: does this feel worth the payment?

What to do this week

  • Price inside the comparison band, not above it.

  • Make the home the obvious choice with clean media, plain-English copy, and sharp first-week sequencing.

  • Compress showings early so interest feels active, not scattered.

  • Watch saves, showings, and second looks before touching price.

  • Use concessions surgically if payment friction is the blocker.

Common mistake: A seller cuts $20,000 when a smaller rate buy-down, better presentation, or tighter launch would have widened the buyer pool faster.

Home-Selling Tip: You are not competing against other homes. You are competing against hesitation, and hesitation gets worse when the payment feels big and the value feels blurry. As promised, value in under a minute.

I run a controlled-capacity listing model, not a high-volume one.

I keep only 6 to 8 active listings at a time so pricing, preparation, marketing, negotiation, and communication stay sharp for every client. Each month, I meet with 10 to 15 homeowners and usually onboard just 2 to 4 new listings as current clients go under contract.

That creates a short waitlist some weeks. I’m not trying to be the busiest agent. I’m trying to be the most precise. So I open only a handful of seller strategy slots each week.

If you’re considering a move, now is the window to start the conversation before those spots are taken. This time of year always gets more active as homeowners begin planning their next move.

A limited number of strategy slots are available this week.
