That is exactly how I am thinking about marketing homes right now.
In 2023, social media stopped acting like a side project for listing agents and started acting like a digital showing.
Buyers were already shopping through photos, video, 3D tours, floor plans, short-form content, and agent profiles before they ever booked a private tour.
In 2024, the strategy sharpened. The best agents were no longer just posting listings. They were building trust before a seller needed them and giving buyers the confidence to shortlist a home faster.
In 2025, online presence started influencing who got hired. Your listing agent’s content became part résumé, part proof, and part first impression.
By 2026, AI made basic content cheap. Listing captions, videos, flyers, and posts can now be made fast. That means the edge is no longer volume. The edge is proof.
So I am changing how I create content. Less talking about strategy. More showing it.
More real launch breakdowns. More buyer-scroll tests. More pricing logic. More behind-the-scenes prep. More proof of how a home gets positioned as the obvious choice.
Because AI can write a list. It can fake polish. It can make average marketing look busy.
But it cannot walk through a home, read buyer hesitation, defend a price, manage a launch, protect inspection leverage, or show the real decision-making behind a strong sale.

Because my clients are important to me. It’s almost impossible to work with everyone which is why I run a controlled capacity model.
At any given time, I work with 6 to 8 active listings. No more. Each month, I meet with 10 to 15 homeowners, and only a small group move forward as others go under contract.
I’m not trying to be the busiest agent. I’m focused on getting it right.
