Over the past few weeks we’ve been talking about pricing. Not because it’s trendy but because the market is quietly correcting.

Right now, about 22% of homes are coming off the market with no offers and barely any showing activity. That number keeps rising with each passing month.

Not because their bad homes. Not because their in bad neighborhoods. Just bad positioning.

Here’s what most sellers miss: You’re not competing against every home on the market. You’re competing against buyer hesitation. And hesitation shows up immediately.

The homes that sell quickly create momentum in the first 7–14 days. The ones that don’t? They slowly become invisible.

Here’s the play I run with clients when we launch:
