Most sellers price for what they want. Closers price for how buyers search—then they time the reveal. Here’s the play I run so your home shows up in more searches and converts curiosity into offers. (Buyers respond to mid-week debuts and strong media.)

Roadmap (do this this week):

  1. Pick your breakpoints: identify popular filter cutoffs in your range ($25k–$50k steps are common).

  2. Price under the breakpoint: land just below the next filter to widen the pool. (It’s classic “price bracketing.”)

  3. Photo-first: professional images and floor plan; quality media = faster sales and more money.

  4. Go live Wed/Thu: Wednesday for max price outcomes, Thursday for speed. Stack showings Thu–Sun in tight blocks.

  5. Day-7 rule: if traffic/feedback lags, tighten terms (not just price) to invite action. National seasonality still favors spring, but week-one execution wins year-round.

Quick Math: If most shoppers cap searches at common round numbers, listing at the right bracket within the next step keeps you visible to two groups instead of one.
