Here’s the calm play I run with growing-family sellers:
Identify the 3 pressure points (sleep, storage, morning traffic).
Do a 7-day “space sprint”: clear surfaces, open closets, remove bulky furniture.
Decide your path: stay + rework layout, or sell + upgrade—based on timeline and not vibes.
If selling: use a pricing bracket (a range) to attract the widest buyer pool fast.
Protect your week: tight showing windows + clear offer rules before the first showing.
Quick math: Buyers don’t “measure” your home, they feel it. Think of the times where you’ve said, ”this feels tight.” Clutter makes rooms read smaller, and smaller gets discounted.
