Here’s the play I use to turn “maybe” into a calm, controlled plan:

• Set a decision date (7 days max). No more open loops.
• Pick 3 non-negotiables: move timeline, minimum net range, and what you won’t fix.
• Build a pricing bracket (not one magic number) so you don’t “test” your way into price cuts.
• Run a quick prep triage: the 5 items that reduce buyer doubt fast.
• Choose Plan A + Plan B: list now, or list later with specific triggers.

Quick math: Most sellers lose leverage in the first 14 days, because they launch soft, then chase the market.
