Here’s the play I run with sellers to turn “maybe” into a clean plan; without adding stress:

  • Book one 20-minute “decision meeting.” Choose: list in 14 days, 30 days, or pause (with a reason).

  • Do prep triage: fix only what buyers pay for (not what you notice).

  • Get photo-ready on paper: make a 10-shot list (so you don’t over-improve).

  • Pick your pricing bracket now: so January doesn’t become “let’s test it.”

  • Design your launch week: tight showing windows + clear offer plan = leverage.

Common mistake: Waiting until “after the holidays” to decide… then rushing every choice in January.
