Words I Like: Every obstacle needs a next move.
I don’t share enough stories like this, but a conversation with a client earlier this week reminded me why I should.
The point isn’t the success story. It’s sharing what actually worked so you can use the same thinking when it’s time to sell your own home.
In fact, I’ve shared some of these tactics with homeowners who never became clients, and they used them on their own condo listings.
Why? Because they work.
So this week, I want to pull back the curtain and show you what we did, why we did it, and what you can take from it.
Condos can be one of the better bargains for buyers right now, but rising HOA costs, reserve requirements, and deeper lender reviews have made them a tougher asset for sellers to defend.
I met this seller after his condo failed to sell last year, and when we sat down, he was clear: he wanted it sold without giving it away.
We agreed on a realistic $450,000 list price, went to market, and eventually received an offer at $400,000, a full $50,000 below asking.
We held our ground, worked the negotiation, and brought that buyer all the way back to $445,000.
Then inspection came back asking for another $3,000 in seller concessions, but because we had disclosed the known issue properly from the start, we negotiated that request down to $1,500 and kept the deal moving.
In the end, we recovered $45,000 from the opening offer, cut the inspection request in half, and closed without issues at a number my seller was happy with.
That is the job: when the market throws up an obstacle, have a solution ready before it costs the seller leverage.
Home-Selling Tip: A low offer is a starting position, not a final answer. Know where your leverage is, protect it through every stage, and make the buyer earn every concession. As promised, value in under a minute.
