Words I Like: You don’t hire hype. You hire process.
If an agent told you they could get “way more” than everyone else… would you question it?
Most sellers don’t. It feels good. It sounds confident. It feels like winning before you even list.
But here’s the part no one says out loud:
You’re not competing against other homes.
You’re competing against buyer hesitation.
22% of homes on the market end up expired due to incorrect pricing… and that number increases each month.
And when you price your ego instead of positioning your home, buyers don’t lean in. They scroll past.
Here’s the play I run with clients:
• Price inside the dominant bracket — not above it
• Use the first 7–14 days as the money window and generate real buyer interest
• Manufacture urgency with tight showing windows
• Filter feedback fast and adjust before momentum fades
Common mistake: List $625K hoping for $600K… Sit 30 days… sell at $575K.
That’s not strategy. That’s chasing.
Home-Selling Tip: Ask this question at every listing appointment:
“Show me how you defend this number in week one.”
If they can’t explain the bracket logic clearly, run. They are pricing your ego.
