Fortes Seller’s Minute — 60 Days to Sell

Words I Like: “Urgency without a plan is just stress.”

If I had 60 days to sell, I wouldn’t rush—I’d run a system. The goal is simple: compress demand early so buyers fight for your home, not your price. That’s how you keep leverage even if the market’s uneven. (Late-spring lists have shown the strongest national premiums recently, but the principle works year-round when you stack demand.)

Roadmap (do this this week):

  1. Price to show up in more searches, not just one bracket. Pick Launch/Market/Stretch bands and lead with Market.

  2. Front-load media: pro photos + fast copy. Listings with quality photography sell materially faster.

  3. Go live mid-week, stack showings Thu–Sun in tight windows to create overlap and urgency. (Spring peaks vary, but timing your reveal matters.)

  4. Day-7 rule: if traffic/feedback lags, tighten price or terms—don’t linger while DOM (days on market) climbs. Current national data show buyers reward fair pricing, punish overpricing.

  5. Package counters: trade terms for price—closing date, rent-back, inspection caps—so you keep net intact.

Common Mistake: Listing high to “leave room.” In most markets, that burns weeks and hands leverage to buyers who wait you out.

Home-Selling Tip: Write down your Day-7/Day-14 adjustments before you launch. Pre-decisions beat emotions. As promised, value in under a minute.

Most homeowners looking to sell their home in 60 days typically meet with a realtor well in advance to prepare their home for the market when they are ready to sell. Want a quick, personalized 60-day plan?

All it takes is a reply back to this email to start the conversation.

Sell your home for more than your neighbors did, without the stress.
