If you’re selling at $1M+ on the South Shore, you’ve probably felt it: showings are selective, days-on-market is stretching, and price cuts show up around weeks 3–5. The good news, premium homes still sell strong when the positioning is dialed. Here’s what’s working right now:
1) Price bracketing to fuel discovery.
Anchor just below major search ceilings to widen your buyer pool (e.g., $999,900 vs. $1,025,000). It’s about showing up in more saved searches and weekend tour lists.
2) Editorial-grade media + floor plans.
Luxury buyers skim fast. Lead with kitchen/bath hero shots, lifestyle context (outdoor living, commute, schools), 2D/3D floor plans, and twilight exteriors. Re-sequence photos at Day-7 if engagement slows.
3) Certainty beats concessions.
Offer a clear “how to win” path: disclosure packet, pre-inspection summary (major items addressed/quoted), preferred lender with jumbo scenario sheets and optional rate buydown illustrations. Remove friction; reduce “wait and see.”
4) Launch = an event, not a post.

5) Week-10 narrative, not silence.
By Day-10, react to signals: if saves/tours lag, tighten price 1–2% and refresh the first 5 photos + headline. Re-email buyer agents who toured with your offer pathway and updates.
6) Insurance & coastal diligence (quicker yes/no).
In waterfront/near-flood zones, line up elevation certificates and sample quotes up front. Buyers (and their lenders) decide faster when you remove the unknowns.
7) Micro-target the right eyeballs.
Aim digital to HENRYs and move-up households browsing Cohasset/Hingham/Duxbury comps, plus Boston-origin buyers seeking coastal lifestyle with commuter access.
